Are there any hidden fees?
No hidden fees. Your annual rate is locked in when you sign up. The only additional charges would be:
- Roof complexity adjustments for steep pitch, cedar shake, metal roofs, or 3+ story homes (disclosed upfront)
- Upgrade services you choose to include beyond your package
- Scope upgrades outside comparable scope (quoted separately before scheduling)
How does home size affect pricing?
We use five home size categories based on square footage:
- Small: Under 2,000 sq ft
- Medium: 2,000–2,999 sq ft
- Large: 3,000–3,999 sq ft
- XL: 4,000–4,999 sq ft
- Estate: 5,000–5,999 sq ft
- Estate+: 6,000+ sq ft (requires custom consultation)
Larger homes have more windows, more roof area, more gutters, and more hardscape — so they take longer to service. We'll confirm your home size during your consultation.
What if my home is over 6,000 square feet?
Homes over 6,000 sq ft (Estate+) require an in-person on-site consultation for customized pricing. Every large estate has unique features, access considerations, and scope requirements that we need to assess in person to provide accurate pricing.
Do you offer discounts for seniors or military?
Contact us to ask about available discounts. We appreciate our community and work with homeowners on a case-by-case basis.

The Essentials is foundation-level care:

Feature surfaces are pressure washing areas beyond your primary surface. Examples include:

The Standard-Setter includes 1 additional feature per visit. The To-Do List Killer includes 2 additional features per visit.
What are Renova Recurring Perks?
Perks are complimentary aesthetic enhancements included with Standard-Setter and To-Do List Killer packages:
- Standard-Setter: 1 Perk per visit (up to 45 minutes)
- To-Do List Killer: 2 Perks per visit (up to 90 minutes total)
Perk examples:
- Blower cleanup (debris edge-up, entryway blow-out)
- Pressure washer quick hits (sidewalk rinse, patio touch-up, paver refresh)
- Soft wash touch-ups (gutter brightening, handrail wash, spot siding treatment)

Which package is best for a rental property?
The Essentials is ideal for rental properties. It covers the fundamentals — exterior windows, pressure washing, gutters, roof debris, and moss treatment — at the lowest annual cost. This keeps the property maintained without the premium features owners typically want for their primary residence.
Which package is best for busy professionals?
The To-Do List Killer is designed specifically for busy professionals. It handles every exterior surface, every detail, every visit — so you never have to think about home maintenance again. The name says it all: your exterior to-do list is handled completely.

How often do you visit?
Recurring package members receive two scheduled visits per year:
Spring Visit (typically March–May):
- Windows (exterior or in/out depending on package)
- Pressure washing
- Soft washing (Standard-Setter and To-Do List Killer)
- Additional features and Perks (higher tiers)
Fall Visit (typically September–November):
- Roof debris blow
- Gutter cleaning
- Moss treatment
- Gutter brightening (Standard-Setter and To-Do List Killer)
- Downspout filters (To-Do List Killer)
- Additional features and Perks (higher tiers)
Why are visits scheduled for Spring and Fall?
Seattle's climate makes Spring and Fall the optimal times for exterior maintenance:
Spring: After winter's debris, rain, and grime have accumulated, we clean windows, pressure wash hardscapes, and soft wash siding. Your home looks fresh for summer entertaining.
Fall: Before the wet season, we clear roof debris, clean gutters, and apply moss treatment. This prevents clogs, water damage, and moss growth during Seattle's rainy months.
Do I get priority scheduling?
Yes. Recurring members are scheduled before one-off service requests. Spring and Fall slots fill quickly — as a member, your visits are locked in first. You'll never compete with last-minute bookings.
What is Concierge Scheduling?
Your Renova advisor confirms all service details and customizations before each visit. They'll:
- Confirm your appointment window
- Review any customizations or service swaps
- Answer questions about what to expect
- Ensure nothing is missed
No surprises, no confusion.
Can I choose the exact date of my service?
We schedule within seasonal windows (Spring and Fall) and work with your availability. Priority members get first choice of available dates. We'll contact you in advance to confirm a date and time that works for your schedule.
What if I need to reschedule?
Contact us as soon as possible to reschedule. As a recurring member, we'll prioritize finding you a new date. We understand schedules change — just give us reasonable notice.
What if I need service outside my scheduled visits?
Recurring members receive priority for last-minute requests. Whether it's storm cleanup, unexpected gutter clogs, or pre-event window cleaning, contact us and we'll fit you in faster than non-members.
How long does each visit take?
Visit duration depends on your package tier and home size:
- The Essentials: 2–4 hours typical
- The Standard-Setter: 3–5 hours typical
- The To-Do List Killer: 4–7 hours typical
Larger homes and more features = longer visits. Your Renova advisor will provide a time estimate before each visit.
Do I need to be home during service?
No. Most homeowners are not home during service. We just need:
- Access to exterior areas
- Water hookup access
- Gates unlocked (if applicable)
- Pets secured (if applicable)
We'll send you a Photo Gallery Report™ documenting everything completed.
Customization Questions
Can I customize my package?
Yes! All packages are fully customizable. We offer two types of service swaps:
Glass services are interchangeable with other glass services:
- Exterior windows ↔ Interior windows ↔ In/Out windows
- Skylights, storm windows, French doors, screens
- Full window detail
Non-glass services are interchangeable with other non-glass services:
- Gutters ↔ Roof debris blow ↔ Pressure washing ↔ Moss treatment
- Feature surfaces ↔ Soft wash areas
Your Renova advisor confirms all customizations before scheduling.
What are examples of service swaps I can make?
Common customizations include:
- Swap exterior windows for skylight cleaning if you have many skylights
- Swap moss treatment for additional pressure washing if you have no moss
- Swap gutter brightening for fence soft wash if gutters look fine
- Swap one feature surface for another (patio instead of walkways)
- Swap interior windows for screen deep clean if you don't need interiors
The rule: glass swaps for glass, non-glass swaps for non-glass, similar scope for similar scope.
Can I add services to my package?
Absolutely. Popular upgrades include:

Yes, at renewal time. Contact us before your renewal date to switch to a different tier.

Our 100% Shine Guarantee™ means: Report any concern within 72 hours of service. We return, re-clean missed areas, and make it right — no debates, no friction.
This guarantee covers the scope of work completed. It does not cover:

- Oxidation or etching
- Scope beyond the original service
What is the Moss-Free Guarantee?
Available with our Moss Protection Program: If any visible moss appears on your roof at any point during your program year, we will return and treat it at no charge — no questions asked.
Your roof stays clean or we come back. Period.
What is the Free-Flow Guarantee?
Available with our Gutter Protection Program: If your gutters or downspouts clog at any point during your program year, we will return and clear them at no charge — as many times as needed.

Yes. Renova Exteriors is fully licensed and insured. Our technicians are trained professionals who follow safety protocols and treat your property with care.
What if something gets damaged?
Report any concerns within 72 hours. We carry liability insurance and will address legitimate damage claims. Our technicians are trained to avoid damage, and we document property condition before starting work.
While-You're-Up-There Benefits Questions
What are While-You're-Up-There Benefits?
These are quick, complimentary tasks our technicians complete during your visit — if they're under 15 minutes, single-tech capable, and safe to perform.
Examples include:
- Remove toys/balls from roof or gutters
- Secure loose gutter section
- Reattach downspout strap
- Replace exterior light bulb (you supply it)
- Clean exterior light cover
- Remove cobweb clusters
- Spot treat isolated algae patch
- Adjust vent flapper
- Reposition bird spikes
This is a member-exclusive benefit.
How many While-You're-Up-There tasks can I request?
One item per visit. We complete tasks as time and safety allow. These are quick extras — not additional services.
Do I need to supply materials?
Yes, for items like light bulbs. We don't make material runs. If you need a light bulb replaced, have it available for our technician.

A standalone annual program (2 visits) focused on keeping your roof moss-free:

How often should I get moss treatment in Seattle?
Seattle's wet climate makes moss a constant threat. We recommend two treatments per year (Spring and Fall) to keep moss from establishing on your roof. Once moss takes hold, removal becomes more expensive and time-consuming.
Do you install gutter guards?
We install downspout filters (included in some packages and the Gutter Protection Program). For full gutter guard installation, we can provide a separate quote or referral.

Where do you provide recurring packages?
We serve the greater Seattle area including:

Is there a travel fee for distant locations?
Most locations within our service area have no travel fee. Premium areas (Mercer Island, Medina, Clyde Hill) may have a zone adjustment. Your Renova advisor will disclose any adjustments during your consultation.

How do I sign up for a recurring package?

When can I start?
You can start with either the Spring or Fall visit, depending on when you sign up. Sign up in winter/early spring for Spring start. Sign up in summer/fall for Fall start.
Is there a contract or commitment?
Recurring packages are annual memberships. You're committing to one year of service (2 visits). At the end of your year, you can renew, upgrade, downgrade, or cancel.
How do I cancel?
Contact us before your renewal date to cancel. We'll confirm cancellation and you won't be charged for the following year.
What if I sell my house?
Contact us to discuss options. We can cancel your membership, transfer it to the new owner, or adjust services based on your situation.
